Renovating to Sell Your House - How to Install Blinds and Curtains
by Ian Newton
One of the best ways to spruce up your home to improve your selling price is to install new window dressings. But like most things there are easy ways and hard ways to do it.
In the examples below I am referring to sliding windows
Horizontal Blinds.
1. Decide whether you are going to install the blinds within the window opening or outside the opening. Inside looks neater but outside blocks light more effectively for light sleepers.
The width of your window jab may be a determining factor. If you have a solid brick or brick veneer or concrete block home then your window jambs will be plenty wide enough to house your blinds and not have them banging against the windows.
If you have a timber frame home with a thin timber external cladding your window jambs may be too narrow to house your blinds and they will have to be fitted outside the frames. Remember you don't want the blinds hitting the windows.
The other factor to consider is that if you have window locks fitted the frame of the window will be wider and it may interfere with the blinds.
2. When installing start with the smallest window first. You may find it a bit awkward juggling your screw gun while holding up the brackets and then trying to fit the blinds into the bracket. Once you have done one you will quickly work out the best way, so its best to start with the lightest and easiest.
Where you position the brackets at the top will again depend on the width of the window jamb. Set the bracket too far back and you will have the window hitting the blinds problem. I usually like to bring the bracket forward to the front of the jamb, so that there is the maximum clearance.
Curtains.
Curtains look best outside of the window opening. Use a telescopic curtain rod and there is no cutting to be done and you can buy a one size fits most rod. These rods are also much easier to fit into an average car.
With single windows you can measure up from the top of the window architrave equally and then out from the frame, just as much as you want the curtain to overhang the window.
If you are doing a large window which requires a centre hanger for the rod. Then install each end and use a string line to locate the height for the middle support. This will ensure the rod is straight.
It is a mistake to assume that the floor or window tops are perfectly level.
This is even more critical if you have a series of large windows on a long wall. Install the brackets on either end and run a string line to mark all the others. Remember a line can sag over a few metres so you may need to allow for that. Also check your height in a few places. If your floor had a hump in it, you would have to allow for that in your bracket height otherwise your curtains would drag on the floor in the middle. If this is the case you can raise your end brackets to compensate.
Very Important
Accurately calculate the height of the rod supports from the floor. You must consider the length of the curtain, how far you want it to be off the floor and even the diameter of the curtain rings in relation to the diameter of the rod. It can be tricky so you might want to set it out on the floor to be most accurate.
Don't forget to iron your curtains before you hang them. It's annoying to put them up only to see them creased and have to pull them down again.
